On July 14, 2025 the NYC Council voted UNANIMOUSLY in favor of One45. With that vote and the support of the local elected officials, a broad array of community stakeholders and other leaders, we are prepared to move ahead with our historic project.
We are singularly focused on developing a project that will; create lots of permanent affordable housing at AMI levels that are truly affordable to the residents of the neighborhood; create good paying jobs for residents of Central Harlem; provide paid internships for the Harlem’s youth; lend support to local entrepreneurs so the wealth created in Harlem stays in Harlem; help re-build General Young Park and lots more.
We look forward to working with the community and all of its residents to build a project they genuinely reflects the interests and concerns of those who live in Central Harlem.
We welcome your comments, observations and suggestions because we see this as a partnership between us and the residents of CB10 and those all across Harlem.
We are invested in the future of Harlem and in your success.
Not everyone will benefit in the same exact way from One45, but everyone stands to benefit in some way.
Meaningful and significant changes to our plan now mean that we are more in sync with the needs of the community. We did not simply “dust-off” the old plan, but instead, we listened, we learned and we tried to do it better this time. This is a process which we just restarted and it now includes a commitment to working closely with all of the community stakeholders as our final plan takes shape.
The new plan includes a significant band of affordable, high quality homes to meet the needs of a broader cross-section of the Harlem community. And most significantly, we are committed to building more genuinely affordable apartments. The new plan offers more quality homes to those at the lowest end of the income scale and all across the income spectrum.
Our plan now includes a community amenity space that will be open and accessible to the residents of Harlem.
We are committed to an inclusive process that respects the collective voice of the community and all of its stakeholders. Our goal is to build upon the glorious legacy of Harlem with an eye toward the future that will benefit the community and its longstanding residents.
